Having trouble affording needed home repairs?

The City of O’Fallon is looking for low-income homeowners whose homes need repairs to apply for one of the City’s no-interest, five-year forgivable loans of up to $5,000. The loans, which will be available as long as funds last, will be provided to low-to moderate income O’Fallon homeowners who meet income and other qualifications. The loans can only be used for home repairs and to address code violations.

“This is a great program for low-income families who are struggling to maintain their home in today’s economy,” said Jessica Hawkins, O’Fallon’s Public Assistance Specialist. “We work with the families to get them the help they need, and provide loans as long as funds are available.”  

Eligible home repairs include the repair and replacement of air conditioning and furnace units, water heaters, sump pumps, windows, siding, roofs and other improvements. Ineligible expenditures include new construction, appliances and security alarm systems.

To qualify for a loan, applicants must:
·         Have owned and occupied the house to be improved for at least one year
·         Be U.S. citizens or legal aliens (but not newly-legalized)
·         Have a low-to-moderate-income, and the total gross income of all household members age 18 and older must not exceed HUD limits for 2011
·         Be current on mortgage payments and real estate taxes, and have no pending bankruptcies or outstanding federal, state or city tax liens
